Just donated last night. I've been using this keyboard for the past month. I switched over from gboard. While I've never really used speech to text I'm just glad that this keyboard is so privacy focused. You can swap out the llms too if it fits your style

I'm aware, but that doesn't negate my point. The tenant company still has to pay more in utilities and such to bring people back to the office. Whether they pay that cost for 10, 20, however many years is extraneous.
Justifying the rental expense doesn't really make sense, because they end up paying more in utilities in addition to the rent. If you're still on the hook for a lease and have most employees WFH, just downsize when the lease ends or move everything remote if possible.

I have a Samsung TV and there is no official app for it. You have to side load it from a community repo. This was another factor for why I don't use Jellyfin as much, especially since my partner primarily uses the TV and is not as tech savvy.
A great idea for gyms too with their frustrating cancellation policies.
